Specialized & Non-QM Programs
Non-QM Loans and Specialized Mortgage Programs
If tax returns understate what you earn or a past credit event keeps you out of a standard loan, there are still workable paths. Through FCM, our team offers Non-QM loans that document your ability to repay with bank statements, assets or other alternative records.

Financing for Real-World Income
When the standard checklist does not describe you
Conventional and government loans follow strict documentation rules: two years of tax returns, W-2s, a set debt-to-income limit and defined waiting periods after a credit event. Those rules work for many people, but they can shut out business owners, commission earners, freelancers and anyone whose finances changed recently.
A non-qualified mortgage is not a lesser loan. It is a recognized category that still requires the lender to confirm you can repay; it simply allows different evidence. Instead of tax returns, a lender might analyze deposits across a year or two of bank statements, look at substantial liquid assets or accept a more flexible credit history.
The Smith Mortgage Group, Powered by FCM, offers bank statement loans, self-employed and alternative-documentation programs and credit-challenged options. Sterling Smith reviews each scenario personally so you get a straight answer about what is achievable and what it will cost.
Program Options
Alternative ways to qualify
Each option below replaces a traditional requirement with documentation that better reflects your situation.
Bank Statement Loans
Personal or business statements, often covering 12 or 24 months, are used to calculate income instead of tax returns. Popular with self-employed borrowers.
1099 and Gig Income
Contractors and freelancers may qualify using 1099 forms or deposit history rather than the averaging rules that hurt variable earners.
Asset-Based Qualification
Borrowers with significant savings or investments but modest documented income may qualify based on those assets, depending on the program.
Credit-Challenged Options
Programs that may allow financing after bankruptcy, foreclosure, short sale or late payments, sometimes with shorter waiting periods than standard loans.
DSCR for Investors
Rental buyers can qualify on property cash flow. Details are on our investment property financing page.
Who It Fits
Borrowers these programs were built for
A specialized or Non-QM loan may be worth exploring if you:
- Own a business or work for yourself and deduct significant expenses
- Earn through 1099 contracts, commissions, tips or gig platforms
- Have strong savings or investment accounts but limited reported income
- Experienced a bankruptcy, foreclosure, short sale or collection in recent years
- Carry a debt-to-income ratio slightly above standard program limits
- Recently changed careers or started a business and lack a long income history
Buying a high-value home with complex income? A jumbo mortgage with flexible verification may apply. If your income is easy to document, compare with conventional mortgages first, which often cost less.
Compare
Non-QM versus traditional qualifying
Here is how documentation typically differs. Specific requirements depend on qualification, underwriting and program guidelines.
| Factor | Conventional or government loan | Non-QM program |
|---|---|---|
| Proof of income | Tax returns, W-2s, pay stubs | Bank statements, assets, 1099s or other records |
| Credit events | Defined waiting periods | May allow more recent events |
| Debt-to-income flexibility | Program limits apply | Can be more flexible |
| Down payment | Can be very low on some programs | Generally higher |
| Pricing | Often lower | Usually higher to offset flexibility |

Requirements
What to have ready
Non-QM underwriting replaces some documents but still expects a clear picture of your finances. Expect questions about your business, large deposits and the source of your down payment. Reserves are commonly required, and a larger down payment can improve pricing. Our document checklist outlines standard items, and we will tailor it to your program.
- Twelve or twenty-four months of personal or business bank statements, for statement programs
- Business license, CPA letter or similar proof of self-employment, where required
- Recent asset and investment account statements
- Explanation and paperwork for any past bankruptcy, foreclosure or short sale
- Government-issued identification and authorization to review credit
How It Works
Getting to approval on a specialized loan
Explain how you earn
Tell us about your work, your income pattern and any credit history concerns. We identify which program categories fit.
Gather the right records
We request only the documents your chosen program uses, such as statements or asset records, so you are not chasing paperwork you do not need.
Pre-approval and underwriting
Your file is reviewed by underwriters familiar with non-traditional income. We stay in contact and respond within two business hours.
Close with confidence
Review your final terms, sign and take ownership. Later, if your profile strengthens, a refinance into a standard loan may be worth exploring.
Answers
Specialized program FAQs
Are Non-QM mortgages the same as subprime loans?
No. Non-QM loans must still verify that you can repay. They differ from qualified mortgages mainly in the documentation they accept and the features they allow, not in skipping the ability-to-repay review.
How is income calculated on a bank statement loan?
The lender totals eligible deposits across the statement period and may apply an expense factor for business accounts. The result becomes your qualifying monthly income. Transfers between your own accounts are usually excluded.
Will I pay a higher rate on a specialized program?
Usually somewhat higher than a comparable conventional loan, because the lender accepts more flexibility. A larger down payment and stronger credit can narrow that gap.
How soon after a bankruptcy can I buy a home?
Standard programs impose set waiting periods. Some credit-challenged Non-QM programs may consider applicants sooner, depending on the circumstances and how credit has been re-established since.
Can I switch to a conventional loan later?
Often, yes. Once you have two years of tax returns that reflect your income or your credit has recovered, refinancing into a conventional loan can lower your cost, subject to qualification at that time.
Does checking my eligibility hurt my credit score?
No hard credit pull is needed to start or pre-qualify. We can talk through your situation and give you a realistic picture before any formal application.
