Make Your Loan Work Harder

A refinance should pay for itself

Refinancing swaps your existing mortgage for a new loan with different terms. People do it to trim the monthly payment, move from a 30-year to a 15-year schedule, trade an adjustable rate for a fixed one, shed mortgage insurance or pull out equity for a big expense. Each of those goals is worthwhile, but none of them matters if closing costs eat the benefit before you sell or pay the loan off.

That is why every conversation with our team starts with a refinance break-even analysis. We tally the costs of the new loan, compare them with the monthly or lifetime savings and tell you how many months it takes to come out ahead. If the answer does not fit your plans, we will say so plainly and help you watch for a better moment.

The Smith Mortgage Group, Powered by FCM, offers rate-and-term refinancing, cash-out refinancing and streamline options such as the FHA streamline and the VA Interest Rate Reduction Refinance Loan. In-house processing keeps files moving: most loans close in 30–45 days, and well-prepared applications can reach a 21-day closing.

Ways to Refinance

Refinance paths for different goals

Each option below solves a different problem. Many homeowners combine two goals, such as a lower rate and a shorter term, in a single transaction.

Rate-and-Term Refinance

Replace your current rate, your loan length or both without taking cash out. A common choice when rates have moved or when you want to own your home sooner.

Cash-Out Refinance

Borrow against built-up equity and receive the difference at closing for renovations, tuition or paying down higher-interest balances. Available equity depends on loan type and appraisal.

FHA Streamline

Existing FHA loan holders may qualify for a reduced-documentation refinance that often skips a new appraisal, subject to program rules.

VA IRRRL

Veterans with a current VA loan can typically lower their rate through the IRRRL with streamlined paperwork, and FCM charges no lender fees on VA loans.

Drop Mortgage Insurance

Moving from FHA to a conventional mortgage once you have enough equity can remove monthly mortgage insurance from your budget.

ARM to Fixed

Lock in a predictable principal-and-interest payment before an adjustable rate resets, so future rate swings no longer affect you.

Who It Fits

Signs a refinance deserves a closer look

Refinancing tends to make the most sense for homeowners in one or more of these situations:

  • Today's available rate is low enough that your savings would pass the break-even point well before you expect to move
  • You want to shorten your loan term and build equity faster without a big jump in payment
  • You have meaningful equity and a specific use for cash, such as a remodel or consolidating revolving debt
  • You currently carry FHA mortgage insurance and your home's value has grown
  • Your adjustable-rate mortgage is approaching an adjustment you would rather avoid
  • You are self-employed and your current lender cannot work with your income documentation

How It Works

Four stages from review to closing

We keep the process predictable and tell you what is needed before you need it.

  1. Review goals and run the math

Share your current statement and what you want to achieve. We compare options and calculate how long each one takes to recover its costs.

  2. Lock a competitive rate

When the savings are clear, we lock your rate so market movement during processing does not erode the plan.

  3. Process and underwrite

Our in-house team gathers documents, orders any required appraisal and moves the file through underwriting. Streamline programs may need far less paperwork.

  4. Sign and start saving

Review your final terms, sign at closing and begin your new payment schedule, or receive your cash-out funds.

Answers

Refinancing questions homeowners ask

How do I know whether refinancing will actually save me money?

Divide your total closing costs by the monthly savings to find the number of months needed to recover them. If you plan to keep the loan longer than that, a refinance usually makes financial sense. We run this calculation for you before you apply.

What can I use cash-out refinance proceeds for?

Homeowners commonly fund renovations, pay off higher-interest debt, cover education costs or build reserves. The amount available depends on your equity, the appraisal, your credit profile and the guidelines of the loan type you choose.

Is it possible to get rid of PMI or FHA mortgage insurance by refinancing?

Often, yes. Once your equity reaches the level required for a conventional loan without mortgage insurance, refinancing out of FHA can remove that monthly charge. Conventional borrowers may also be able to request PMI removal without refinancing once they reach the required equity.

How quickly can a refinance close?

Most loans close in 30–45 days. Qualified files with prompt documentation can reach a 21-day closing, and streamline programs with fewer requirements tend to move faster.

Will refinancing restart my loan from the beginning?

A new loan does start a fresh amortization schedule, but you choose the term. Many homeowners pick a shorter term so they do not add years of payments, and you can always make extra principal payments on any schedule.

Can I refinance if my credit has taken a hit since I bought?

It depends on the program. Streamline options for FHA and VA borrowers place less weight on new underwriting, and Non-QM paths may help in other cases. We review your file honestly and explain what is realistic.
