Mortgage Payment Calculator
See what a home would really cost each month. This free mortgage payment calculator starts with principal and interest, then lets you add property taxes, homeowners insurance, HOA dues and PMI so the number you plan around looks like the bill you'll actually pay.

Calculate your monthly mortgage payment
Listing sites often advertise a payment that covers only the loan itself. Enter your own figures below and the breakdown updates instantly, with no email address and no credit pull required.

Estimates for planning only, not a loan offer, rate quote or commitment to lend. Actual terms depend on credit, income, property, program guidelines and underwriting.
How to use it
Estimate a payment in four steps
Set the price and down payment
Enter the purchase price you're considering and how much cash you plan to put down. The tool subtracts one from the other to find the loan amount.
Choose a rate and term
Type in an interest rate you want to test and select a loan length. Try more than one rate, since your actual pricing depends on credit and program.
Add the housing extras
Fill in the annual property tax, annual homeowners insurance, monthly HOA dues and any monthly PMI. Leave a field at zero if it doesn't apply.
Read the breakdown
Review the total payment alongside each component, then adjust the inputs to see which lever moves your budget the most.
Inputs explained
What each field means
| Input | What to enter |
|---|---|
| Home price | The purchase price or the list price of a home you're evaluating. |
| Down payment | Cash you'll contribute upfront. Programs differ: FHA typically requires as little as 3.5% with qualifying credit, while VA and USDA can allow zero down for eligible borrowers. |
| Interest rate | An assumed annual rate for testing. Ask Sterling Smith for a personalized quote rather than relying on advertised averages. |
| Loan term | The number of years to repay. Shorter terms raise the payment but cut lifetime interest. |
| Property tax | The yearly tax bill for the home, often listed on the property record. The calculator divides it by 12. |
| Homeowners insurance | Your expected annual premium. Coverage costs depend on location, home age and the policy you choose. |
| HOA dues | Monthly association fees for condos, townhomes and some subdivisions. Enter zero if there's no association. |
| PMI | A monthly mortgage insurance estimate, generally required on conventional loans with less than 20% down. |
Understanding results
What your estimate shows, and what it leaves out
The total you see combines principal and interest with the optional escrow items you entered, often summarized as PITI. Early in a loan, most of each payment covers interest; as the balance falls, a larger share goes toward principal and your equity grows faster.
Property taxes and homeowners insurance are usually collected through an escrow account and paid on your behalf when due. Both vary widely by county and carrier, and either can change from year to year. On a conventional mortgage, PMI can generally be removed later once you build enough equity, while FHA mortgage insurance follows its own program rules.
This result is an estimate for planning only. It is not a loan offer, a rate lock or a commitment to lend, and your verified payment will depend on underwriting, program guidelines and the actual quotes for taxes and insurance on the home you buy.

Mortgage payment calculator FAQs
Why is my estimated payment higher than the one on a listing site?
Many listing estimates show only principal and interest or use generic tax and insurance figures. Once you add the actual property tax, insurance, HOA dues and PMI for a specific home, the total usually climbs.
Does the calculator include closing costs?
No. Closing costs are paid once at settlement rather than monthly. To see cash needed at closing across different scenarios, try the loan comparison tool.
How do I find the property tax amount for a home?
Check the listing details or the county assessor's record for the home's most recent annual tax bill. Keep in mind that the bill may be reassessed after a sale, so treat the figure as a starting point.
Will my payment ever change on a fixed-rate loan?
The principal and interest portion stays the same for the life of a fixed-rate loan. The escrow portion can rise or fall as property taxes and insurance premiums change.
How can I lower the monthly payment I'm seeing?
A larger down payment, a lower purchase price, a longer term or removing PMI with 20% down all reduce the figure. Our first-time homebuyer guide also covers how state and local down payment assistance programs may help.
